Martinelli House is a 66-unit, senior independent living complex. Originally built in 1974, this building modernization project expands the existing community room to include a lounge, table seating, computer stations, coffee service, and full kitchen. The large adjacent patio extends the community space outdoors, outfitted with durable, lightweight furnishings. Staff offices were renovated, and a laundry room added to the property. Each apartment unit was refurbished with senior appropriatefinishes, and two units upgraded for accessibility.

The project also includes comprehensive site accessibility upgrades, remedial waterproofing repairs, and window replacement. The construction used sustainable design principles by employing green materials and energy star appliances, resulting in a twenty-five percent more energy efficient building.
